Annual Costs for Holiday Home Ownership


Site Fees Standard Pitch = £3,057.00 inc VAT 
Super Premium & Lodges = £4586.00 inc. VAT

The site fee will be invoiced out on 1st January of every year and Must be paid before 1st March. If the site fee payment is paid in full prior to 31st January, then a discount of £40 will be applied. 


The Park is open from 1st March to the first Sunday in January each year. Please note that Holiday Homes cannot be used or occupied outside this period. Visits between the hours of 10am and 3pm are allowed by prior arrangement.


Gas bottles are checked daily. Empty bottles are changed as necessary and an invoice will be sent to you. Cost of 1 x 47 kg Gas Bottle = £76.00 Gas Safety Test Every Holiday Home needs to have a Gas System Safety Test on a yearly basis. This will cost £78.00. Pig Tails and the Gas Flexi hose will be replaced as required and invoiced accordingly. 


 If your Holiday Home has a central heating system, the Anti-Freeze can get diluted and will break down over time. We recommend that this should be checked regularly. Drain Down All caravans need to be completely drained of water during the close down period. We offer this service at a current cost of £80.00 to include the reconnection of the caravan for the start of the new season. 


Each Holiday Home has its own meter and is invoiced annually. There is an additional fee of £20.00 for meter maintenance and administration. Electrical Test The Electrical Safety Test needs to be done every 3 years, this will cost £96.00.


All Holiday Homes must have insurance and you will need to provide us with a copy of the certificate before you take over the Holiday Home and at every renewal. Insurance can range from £130.00 - £300.00 depending on the age and specification of the Holiday Home. The Company has negotiated a special deal with LEISUREDAYS who can be contacted on 08452 737475 or FAX 01422 357 367. Their offices are open 7 days a week: Monday to Friday 8am to 8pm, weekends and Bank Holidays 9am to 4pm.
